Our project at 4033 Linglestown Road in Harrisburg, Pennsylvania, reflects that future-focused thinking. Tasked with creating a new commercial building adjacent to an existing structure, we delivered a ground-up design that both mirrors and enhances the original—creating a cohesive, multi-tenant opportunity with increased functionality and visibility.

A New Building That Honors Its Site

This project was more than just a standalone building—it was a chance to expand an already successful property while staying true to its visual language, traffic flow, and user needs. Working in close coordination with the owner, our team developed a complementary sister building to the existing structure at the front of the site.

Key goals of the project included:

  • Matching architecture and materials for a cohesive look across both buildings

  • Maximizing leasable space with flexible, divisible interiors

  • Site integration with shared parking, circulation, and visibility from Linglestown Road

  • Modern, low-maintenance finishes that reduce long-term operating costs

  • Tenant-agnostic layouts for a wide range of office, medical, or professional users

The result is a new 4,200 SF building that fits naturally on site, offers multiple suite configurations, and is ready to support tenants with custom fit-outs based on their specific needs.

Design-Build Efficiency for Speed and Consistency

As with many of our commercial projects, this building was completed through an integrated design-build process, with Hannold Associates providing architectural design and Hannold Management overseeing construction. That approach allowed us to:

  • Streamline permitting and approvals

  • Coordinate real-time changes from design to field

  • Deliver on time and on budget—without compromising on quality

  • Ensure architectural consistency with the adjacent original structure

From site planning and elevations to interior layouts and finish selections, every element was handled by one unified team—creating confidence for the property owner and smooth coordination for subcontractors and inspectors.
